Tourist Apartments Aureus

The Aureus Tourist Apartment Complex is located in La Línea de la Concepción, in the urban area of Santa Margarita, and adjoining the prestigious Alcaidesa golf course. It is a peaceful location, very close to the beach and with magnificent views of the Rock of Gibraltar.

There is a central reception building and 141 apartments distributed across 5 further buildings, as well as banqueting salons, two swimming pools, and a court for racquet sports. The complex belonged to a development organisation which had entered into administrative proceedings, and was at the time in the hands of the insolvency authorities.

In 2008 those authorities announced a tender for both operation and marketing of the apartments. Bahia Sur made the winning bid in that process. The reasons were: knowledge of the local market with regional connections and presence, the most attractive management proposal from an economic point of view, and experience in the commercial sales and marketing of tourist apartments.

• • Listing of the complex on the Register of Tourism, obtaining a grade 1. Tourist promotion and marketing through the TT.OO., Internet and minority agencies.
• • Sales promotions via definition of a target market, design of a sales catalogue, and presentation at points of sale nationwide.

• Four years of operation with occupancy levels above 60% across all the period. The contract was then extended for a further three years, and 20% of the apartments have been successfully sold.
